What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the overall layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

Property tax records often reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — which means you may be paying for more space than you actually have!
